Oldivai
Housing the “missing middle”, modular, templated, community-centric.
OVERVIEW
Employers often overlook the importance of housing in crafting a vibrant workforce, leaving it to local market forces. Yet access to attainable housing is vital for recruiting and retaining employees while optimizing productivity. Oldivai partners directly with employers to evaluate the local housing market, assess the housing burden of their employees, and define potential solutions.
The target market is the “missing middle”: households earning 80–120% of area median income, teachers, nurses, first responders, and service employees, increasingly priced out of the communities where they work. Oldivai’s approach runs on modular construction, templated design, infill development, and community-centric planning.

THE OLDIVAI PROCESS
Housing Market Assessment
Evaluates overall housing availability in an employer’s local labor market. Markets with rental vacancy under 8% or sales inventory under 2% are considered tight, restricting a healthy supply/demand balance.
The Oldivai Index
Indexes specific jobs against specific types of housing to evaluate employee housing burden and define market opportunities.
Development Solutions
From master-leasing existing inventory to rapidly deploying template-based modular design, and, on qualifying projects, equity funding for modular development.

PILOT PROJECT
A 10-unit pilot using modular construction, site work and factory-fabricated modules run in parallel, delivered by crane. Total build time: 8 months.
